Repair Log

Blue quiet / work / isolation / wework booth

08/23/25

Door was waving around, a bolt had come unscrewed from a threaded hole in the door. Managed to put it back in with adjustable wrench, tightened till the rounded end was in far enough that door slid back inside housing, then unscrewed a bit from the inside so that it won't slide back out. Adjusted weird washer piece to press against door.

Will still likely loosen up again. Maye should be checked on every 6 months or year or something.

Flooding & Leaks

Flooding & Leaks

Slow Basement Wall Leaks

Currently we get slow wall leaks, as though walls are "weeping" on NE and SE walls.

NE wall is not shared. Leaks are likely due to grading of soil at building perimeter, or possibly through building wall, either via cracks or bad mortar at some height, or faults at roof via rundown.

SE wall is not shared towards rear portion, and likely has same issue as NE wall.
SE is shared further towards woodward, leaks may be from unmaintained entrance to basement space of neighboring building.

Flooding & Leaks

Backflow Floods

Toilets and sink backflow 1-2x/year, under very heavy, fast rain.

Water floods gym from rear bathroom, rains into basement through floor.

Water floods kitchen from front bathroom, goes as far as 1/2 way across space. When viewed from the basement, tends to "rain" in about a 5-15' radius from location of upstairs water fixtures.

Basement floods soak ceiling, accelerating ceiling sag, and other unknown effects re: rot and pests.

Response in the past has been to snake main drain. Results of this snaking (e.g. was a blockage detected, material removed, etc.) are unknown.

Backflow prevention mechanisms exist:

According to neighbors: 583, 585, and 587 (we are 585) all have issues, not clear if this means slow basement wall leaks or backflow issues.

I generally just say:
"Hi, I'm calling on behalf of a community center in Ridgewood Queens. When it rains heavily, our toilets and sometimes sinks back up and flood our space. I'm calling to see if you might be able to help us with this."

From there it's all up in the air - some places will dispatch someone for a quote, some places might want documentation, some places like Kew Forest want to bill for an estimate visit.

Just try and get as much information out of each call as is possible.

Quotes

Velocity Plumbing & Heating

Check valve materials price ~600, labor ~400.

Valve + new drainage pipe reservoir $8-10k.

Would be installed in portion of drain pipe in stairwell. Check valve alone would sense pressure rise from municipal side and lock, preventing backflow. However, this means that water can't drain from building, so no showers or toilet flushes etc while valve is locked.

There exist alarm systems such that signals can be sent to residents to alert them that valve is locked.

Rainwater collected on the roof would continue to accumulate, and wouldn't have anywhere to drain while valve is locked.

This could be considered a positive move from current status: total floodwater amount would theoretically be less, given that it would be only roof water vs roof + backflow from sewage/wastewater city lines. Also the flood water would be more sanitary.

So even with a $1000 valve, we would still likely flood. To solve issue entirely, plumber suggests running a parallel 5" drainage pipe parallel but higher than existing drain pipe - basically building a reservoir tank into the drainage line.

I'm curious about only installing check valve, and modifying basement floor drains to accept larger flow, directed to 50g barrels in basement, with pump to empty them post-flood, either back into drainage lines (sump) or slowly into floor drains (cheap little peristaltic pump).

Bathroom hutch idea 2025-12-xx

Hutch / shelving for storing overstock supplies idea development

TL;DR - If we make more storage space in the bathroom...

...we can clear the shower out for other use (shower, silkscreen cleaning, trash can cleaning.
...we can separate some supplies that are clustered in the black cabinet - cleaning vs kitchen supplies
...we can store overstock of stuff in the small set of drawers: narcan, menstrual products

Current setup

PXL_20251122_230335954.jpg

Hutch version

PXL_20251122_230820963.jpg

Would be lovely in wood, but wire shelving would be expedient.

Discussion from 6/21 facilities meeting

Toilet wall is 47"
Maybe better to run along the longer 53" wall

12" wire shelf experiment

Tried with a 12" deep shelf we had, and it's too close to someone using the toilet. 6 or 8" might work, or a wall mounted shelf instead of floor.

What to do

Full wall wire shelving

Chrome Wire Shelving with 4 Shelves - 8"d x 48"w x 96"h (SC084896-4) $222.89
https://www.shelving.com/products/8d-x-48w-chrome-wire-shelving-w-4-shelves

bathroom-8x48-shelving.jpeg

This would be a pretty full wall of 8" deep shelving. Would create a huge amount of space, but maybe change feel of room a lot.
How high would we want?
Could hold tons of cleaning supplies as well as a full case of TP

Wall mounted double wire shelf

https://theshelvingstore.com/products/8d-wall-mounted-wire-shelving-w-2-shelves

bathroom-shelving-research-01.jpeg

Could also just buy an adjustable two shelf setup, would leave the floor clear, probably feel more open.

Wall mounted single wire shelf

bathroom-shelving-research-02.jpeg

DIY / custom wooden shelving

Custom made wooden spans would probably be the best vibes.

Possibly useful equipment and fixtures

If we ever operate from a planning perspective, vs grabbing what's available, these might be interesting options.

Multiple small commercial frig/freezxer units

vs. household frig and freezer units, these offer easier logistical breakdown (e.g. common frig with designated coworking shelf, dinner frig, freezer with designated pantry and dinner shelves)

Would mean more potential equipment failures, maybe more simultaneous units running (noise), but could support much better organization and maintenance.

2025 Electrical rehab consultation notes

There are ongoing known electrical issues that leaseholders would like to see taken care of during the Woodbine/RC transition period.

Let's collect issues here, and move forward.

Crisis issues

Easy practical upgrades

Upgrades that seem easy or affordable, to be possibly bundled into crisis repair. Ease and cost will be partly guesses until such time as we get a quote and fuller plan.

Difficult practical upgrades

Upgrades that seem harder or more expensive, to be possibly bundled into crisis repair. Ease and cost will be partly guesses until such time as we get a quote and fuller plan.

[bluesky planning] Better General Space Tables

The square white tables are strong, but their size and proportion are not ideal for many space activities, the work needed to tuck them away for events is significant - it stresses the tables and presents opportunity for injury.

There exist commercial solutions that offer improvements: a better shape for group conversation, and design intended for setup/breakdown cycles.

Flip-top "seminar" tables

"Seminar table" is a common term, some brands use their own branded terms like "Flip-N-Fold" or "Flip and Nest."

Webstaurant Store flip-top tables

https://www.webstaurantstore.com/national-public-seating-bpft-2460-20-24-x-60-charcoal-mobile-flip-top-table/386BPFT24602.html

$260, could replace top with wood, and maybe adjust top size and placement so it's more symmetrical, though that might be limited by the leg design, intended for a strong cantilever to one side.

RC-main-table-research-01.jpeg

There are few variations offered on the same site. Some of these might be nearly identical, some differ in terms of mechanism or construction.
